Anas Kozbari could sum up his $700 million, 41-acre project in Frisco into one word, he'd use the word: Niche.
"Niche does not mean expensive," said Kozbari, who is heavily involved in his firm's pilot U.S. project in Frisco -- called The Gate -- which could determine if the Dubai-based investment firm puts more funds into this country's real estate. "Niche means classy and will speak the minds and the hearts of the people."
The Gate, which could expand in the future. is going through a master planning process, which could bring 800,000 square feet of office space, 100,000 square feet of retail space, a 90-room hotel room, park, apartments and two, 10-story luxury condo towers to Frisco near the new site for the Dallas Cowboys headquarters and practice facility.
The two luxury condo towers still need zoning approval from Frisco before the project can move ahead. Currently, Kozbari is entertaining a couple of serious conversations about potential hotel flags and has been interviewing some general contractors for the project.
"The hotel we'd be developing wouldn't be a business commercial hotel, it will be a boutique hotel," said Kozbari, who sat down with the Dallas Business Journal on Thursday morning."We are trying to introduce something different than what's in (the region)."
Recently, Hotel ZaZa "decided to bring its second location to Wade Park across the Dallas North Tollway from The Gate. Kozbari said developers are working to bring the right product — whether it's a hotel or office — to the city for residents.
"This will be an area you could work, enjoy your lifestyle, the environment — it's a hub where you can enjoy retail, commercial, the environment," he said. "You wouldn't have to leave."
